FAQ
Remodeling Questions from Roswell Homeowners, Answered

Plain answers
These are the remodeling questions Roswell, Alpharetta and Johns Creek homeowners ask us most, answered plainly. If yours is not here, call or send the form and we will answer it.
The questions
How much does a kitchen, a bathroom or an addition cost?
It depends most on the size of the room, the layout and the finishes you pick. Moving plumbing or walls costs more than keeping them where they are. We measure the space, write down the scope and give you a written price before you decide anything, with a refresh priced beside the remodel when one would do.
How long does a remodel take, and how do you schedule it?
A bathroom often takes a few weeks on site, a kitchen a little longer and an addition a few months. Planning, ordering, permits and any HOA approval come before the build. Your written schedule shows each stage in working days, and we tell you at once if a date moves.
Do you handle the permits, the plans and the HOA?
Yes. We draw or arrange the plans the permit needs, pull the permits with Roswell, Alpharetta or Johns Creek, book the inspections and include them in the written price. If your neighborhood has an architectural review committee, we prepare what it asks for.
What is the difference between a fixed-price and a cost-plus contract?
A fixed-price contract sets one price for the agreed scope. A cost-plus contract bills the actual cost of labor and materials plus an agreed fee. Most of our projects are fixed-price. We explain which one fits your project and put it in writing before any work starts.
What is a change order, and how do you handle them?
A change order is a written change to the plan and the price, such as a different finish or extra work found behind a wall. We write it up with photos where it helps, you sign it, and only then does the work it covers start.
How do you protect my home and keep the dust down while we live here?
We cover the floors on the way to the work, hang dust barriers around it, run air scrubbers when we sand and clean up at the end of each day. If a room cannot be used for a while, the schedule tells you which one and for how long.
What is your payment schedule, and do you ask for a big deposit?
Payments follow the stages of the work, set out in the contract before we start. The deposit covers ordering and scheduling, and each later payment is due when a stage is finished and you have seen it.
What warranty do you offer, and are you licensed and insured?
Every job carries our written warranty on the workmanship, and we come back for a walk-through before it runs out. We give you the Georgia license number and the insurance certificates, sent by the insurer, before you sign.
Do you work in older homes with lead paint?
Yes. Many older homes around Roswell's historic district have lead paint under newer coats. We test before we disturb painted surfaces, and if lead is found the crew uses lead-safe work practices to contain the dust and clean up.
Our basement gets damp. Can you still finish it?
Usually, once the cause is fixed. Red clay, grading that slopes toward the house and humid summer air are the common causes here. We find the cause first and price the fix on its own line before any framing.
Do you offer financing?
Yes. Ask about monthly payment options when we give you your written quote for a kitchen, a bathroom, a basement or an addition.
